WHAT IS THE POSITIVE REAL ESTATE BUYER’S AGENCY?

The Positive Real Estate Investor Buyer’s Agency provides its members and the general public with access to a wide range of investment properties suitable for varying strategies in different markets across Australia.

The Positive Real Estate team has taken part in over 3,000 property transactions and as a result have an established and credible reputation in the market and strong relationships with developers, agents, project managers and business owners. It is these strong relationships that allow our team to negotiate with developers and provides access to the best deals for clients that would not be available to individual buyers.

HOW DO I PURCHASE PROPERTY THROUGH THE BUYER’S AGENCY?

Purchasing investment property through the Positive Real Estate Buyer’s Agency is simple and straightforward:

 

1. Select a property

Positive Real Estate provides clients with exclusive access to a wide range of investment properties that are listed internally via email newsletters, webinars and the Positive Real Estate website. After consultation with a coach and finance broker, clients meet with their Private Client Manager to discuss the appropriate property options to suit the client’s personal strategy. Once a property has been selected, a Property Investment Report (PIR) for that particular property will be emailed to the client.  The PIR contains the following information:

- Recent and historical area sales information
- Property data including estimated costs
- Property analysis and estimated returns
- Estimated rental opinions
- Local area profiles
- Expected lending ratios
- Detailed information on the property
- Estimated income and expenditure
- Photographs

 

2. Yes, I want to purchase

In order to secure the property, clients need to complete a Purchasing Agency Agreement (PAA) or an Expression of Interest (EOI) and pay a holding deposit. Upon receipt of the holding deposit confirmation AND the signed PAA or EOI form, then the property will be reserved. The client is then contacted by the Private Client Manager to confirm whether or not the application has been successful.

 

3. What now?

The vendor’s solicitor is instructed to send conditional contracts* to the buyer’s nominated solicitor in order for the buyer to receive legal advice in relation to the contract. Depending on the contracted terms (and signing the conditional contract) a cooling off period of between 5-21 is entered into and due diligence is undertaken including the building and pest inspection.

 

4. Who will guide me through the process?

Throughout the contract process, clients have a dedicated Exchanges and Settlements Manager to support and guide them. Upon submission of the PAA or EOI, the Exchanges and Settlements Manager will contact the buyer and provide them with an Action Plan to prepare them for the contract process and they will also manage the following:

  • Liaise with the buyer’s finance broker and/or lender and provide all necessary documents for the finance application;
  • Arrange building and pest inspections where necessary;
  • Provide access details for valuation;
  • Provide regular construction updates for Off The Plan properties;
  • Liaise with conveyancers, solicitors and agents to ensure the smooth processing of exchanges and settlements; and
  • Assist with final inspections and property management where necessary.
